This Flat Iron District loft has several exceptional existing characteristics: 14 foot high ceilings and three massive historic windows. It also had one major limitation: a very deep “T” shaped plan that left a portion of the apartment very far from natural light.


The design plays upon these strengths by creating a “U” shaped thickened wall that embraces the public living spaces. The “U” is pulled away from the facade so it is possible to experience the complete expanse of the front elevation. The rear volume of bathrooms, storage, and guest bedroom is linked through fluid circulation patterns, for instance, having two entrances to the guest bathroom. These multiple pathways integrate the rear volume into the primary spaces, letting the users experience natural light while maintaining flow throughout the loft.
